Renting from Premier Heaton Properties couldn’t be easier

Contract

We use the ‘Assured Shorthold Tenancy Agreement’. The whole group will sign this tenancy agreement for 12 months and each person will be jointly responsible for the terms and conditions and paying the full rent.

Deposits

You will pay a deposit to secure the property, usually one calendar month’s rent. This deposit will be held, on your behalf, by the Deposit Protection Service and will be returned to you at the end of the tenancy subject to the terms and conditions of the tenancy being fully met.

Guarantor

We will ask you to provide a guarantor. This is usually a close relative that undertakes to meet the full obligations under the tenancy agreement on the tenant’s behalf. This may include any rent arrears, damage to the property, or other liabilities and obligations arising from the tenant’s failure to comply with the tenancy agreement.

Rent

The first months rent is due from all tenants prior to handover of any keys for the property. The rent is payable monthly during the summer and then either termly to tie in with student loans or monthly thereafter.

Inventory

We prepare a detailed report which records the condition and cleanliness of each room in the property and its fixtures and contents and this is handed to the tenants for their agreement.
We also take digital photos of the full house at the start of the tenancy.

Cleaning

The property will be cleaned to a professional standard throughout at the start of the tenancy, including all floors and carpets and this will be evident in all the digital photos.

Safety and Statutory Requirements

All our properties comply with the following:-

  • Gas safety checks are carried out annually.
  • Periodic Electrical Inspection Report (PIR) carried out every 5 years.
  • PAT testing on all electrical appliances carried out annually
  • EPC’s ( Energy Performance Certificates) every 10 years
  • HMO ( Houses in Multiple Occupation) Licencing with Newcastle City Council every 5 years.
  • Furniture & Furnishings (Fire) (Safety) Regulations 1993 compliant.
  • Smoke/Heat detectors and emergency lighting periodically tested.

Copies of all certificates are provided to each tenant.
